Accommodation Charges This type of housing complex is built of wood or light-gauge steel. Many rooms include a kitchen, bath and toilet, but some come without a bath, or with a shared toilet.   This type of housing complex is built of reinforced concrete or steel. Many are built stronger and higher quality than apartments, but the rent is more expensive.   When a house is shared, the only private room is the bedroom. The shower, toilet, living room, dining room, kitchen, etc. are shared with other occupants. Furniture is included, allowing you to cut down on initial costs.  Homestay students live as a member of a Japanese family. These are usually short-term, but some families may accept long-term homestay students.  There is a substantial difference in rent between big cities and rural areas. Even within a big city, the rent depends on access or distance from the city center. Charges can vary according to the size and appearance of the room, and the facilities provided. In Japan, it is customary to pay a lump-sum amount before moving-in the residence, in the form of key money and deposit (shikikin), in addition to one month’s rent in advance.●KEY MONEY A person renting a house or room in Japan generally pays the owner a certain amount as a gratuity. The amount of money is equivalent to about one to two months of rent. This money is non-refundable.●DEPOSIT (shikikin) A deposit is paid to the owner as security for any failure to pay rent and for any damages to the room or equipment. This is refunded when a tenant leaves the house, unless there is any previous neglect in paying rent or damage to the room. The amount is equivalent to approximately 1 to 2 months of rent.●PUBLIC AMENITIES CHARGE The Public Amenities Charge is sometimes included in the rent. If not, you may be billed separately for electricity and water supply charges for areas in common use, garbage fees, and a charge for cleaning the apartment.85▍
